Bridgewerks for Excel

Use the Microsoft 365 add-in to bring live Bridgewerks data into an existing workbook.

Bridgewerks for Excel turns an existing lender workbook into a live client of Bridgewerks. You can pull underwriting, rent-roll, rate, and servicing data into cells, insert ready-made blocks, and send reviewed assumptions back as a new model version.

Availability: This is the customer guide for the planned Microsoft Marketplace/admin-deployed product. That installation path is not yet generally available: Bridgewerks must first complete its multi-tenant isolation and Microsoft certification work. Controlled engineering acceptance uses a separate internal sideload runbook; customers should not download a manifest or activate a Developer Add-in.

What you need

  • A current Microsoft 365 subscription version of Excel for Windows, Mac, or the web.
  • A Bridgewerks user account with an active membership in your company.
  • The Bridgewerks add-in assigned to you by your Microsoft 365 administrator.

Perpetual-license versions such as Excel 2019 or Excel 2021 do not support the shared runtime required by the BW. custom functions.

Install through Microsoft 365

When Marketplace distribution is available, a Microsoft 365 administrator acquires Bridgewerks for Excel once and assigns it to the appropriate users or groups through Integrated Apps. Assigned users do not download a manifest or activate a Developer Add-in.

After deployment has propagated:

  1. Open a new or existing workbook.
  2. On the Home ribbon, select Open Bridgewerks.
  3. Sign in with your individual Bridgewerks account.
  4. Confirm that the task pane shows your company and the deals you are allowed to use.

Every customer uses the same Bridgewerks add-in and canonical service. Your verified company membership—not a customer-specific manifest, URL, or repository—determines which data you can access.

Pull deal data into cells

Choose a deal in the task pane. Select a cell and then select a field chip, or enter a formula directly:

The first argument is the deal slug shown in the task pane. The optional third argument selects a projection year. Year 1 is the default; year 0 returns the in-place figure where that field supports it.

Available fields cover property facts, loan terms, calculated returns, and annual projections. Field names tolerate spaces, hyphens, and capitals, so "Interest Rate" and "interest_rate" resolve the same way.

Rates and ratios return as decimals. Format 0.72 as a percentage to display 72%. Missing data returns an explanatory error instead of a silent zero.

Pull servicing and rate data

Use BW.LOAN for a boarded loan and BW.SOFR for the rate index:

The loan key can be the loan identifier shown in Bridgewerks. Servicing balances and effective rates use the same calculations as the Bridgewerks servicing workspace.

Spill a rent roll

BW.RENTROLL fills a range with the latest unit-level rent roll:

Place the formula where the cells below and to the right are empty. If another value blocks the output range, Excel returns a spill error until you clear room.

Insert a complete block

Select the top-left cell where the block should begin, then use the task pane to insert:

Bridgewerks inserts formulas, not frozen copies, so the workbook can recalculate against current authorized data.

Push reviewed assumptions

Write-back never overwrites an existing underwriting model.

  1. Choose a deal and select Insert assumptions template.
  2. Edit the values in the two-column block.
  3. Select the block and choose Read selection.
  4. Review the parsed fields and errors.
  5. Choose Push assumptions.
  6. Confirm in Bridgewerks that a new model version was created.

Only the fields shown in the template can be written. Unknown labels and invalid values are rejected rather than guessed. The previous model version remains available for comparison and recovery.

Access and workbook safety

  • Installing the add-in does not grant access to Bridgewerks data.
  • Every request is authorized through your current Bridgewerks account and company membership.
  • A workbook can retain BW. formulas after you sign out, but those formulas cannot refresh protected data until an authorized user signs in.
  • Do not send a populated workbook to someone who is not permitted to receive the values already saved in it.
  • If you change companies or accounts, sign out of the task pane before signing in again. The add-in must never mix cached data across organizations.

Troubleshoot the first open

The Bridgewerks button is missing. Ask your Microsoft 365 administrator to confirm that the add-in is assigned to you and that deployment has finished propagating.

A formula returns #NAME?. The custom functions did not register in this Excel session. Open the Bridgewerks task pane, then close and reopen the workbook. If the button is also missing, this is a deployment problem.

A formula says “Not signed in.” Complete sign-in in the Bridgewerks task pane. If the pane shows you as signed in but the formula still does not, sign out, close Excel completely, reopen it, and sign in again.

You cannot see an expected deal or loan. Ask your Bridgewerks administrator to confirm your company membership and record access. Do not try a different company URL or manifest.

The rent roll returns #SPILL!. Clear the occupied cells in the output range and recalculate.

The task pane appears stale. Use the in-pane refresh action first. If the problem persists, contact Bridgewerks support with your Excel platform, version, account email, and the time the problem occurred. Customer-facing recovery should not require clearing Office caches or reinstalling a manifest.
