Create decision documents

Prepare teasers, IC materials, LOIs, and underwriting exports.

Choose the right document

Bridgewerks can prepare different materials from the deal and underwriting record:

  • A teaser presents a concise opportunity summary.
  • An IC memo supports an internal credit decision.
  • An LOI communicates proposed terms, subject to your approval process.
  • An underwriting export carries model inputs and outputs into a spreadsheet or other working format.

The formats available to you depend on the modules and templates configured for your workspace.

Check the source record first

Generated documents use structured deal data. Before creating one, confirm the borrower and property names, key terms, underwriting outputs, sources, and current deal stage. A polished document can still be wrong if the underlying record is stale.

Generate and review

  1. Open the relevant deal or underwriting workspace.
  2. Choose the document or export action.
  3. Select the current version or template when prompted.
  4. Generate the file.
  5. Review every page before sharing it outside your team.

Re-create the document after a material term or assumption changes. Do not manually edit an old export and leave Bridgewerks with different terms.

Follow your approval process

Bridgewerks may route a document through an approval workflow or optional integration. Your company's approval policy controls when a document can be sent, not the presence of a generated file. Confirm that required reviewers have approved the current terms before external use.
